Boy did it feel good… really, really good.

outhouseI am working on a short sale with Chase, the house has little value, so many issues. I have determined a certain price to be the fair market value of the house, it is very low. I have an offer and it is even lower, but at this price point, the offer could be worked with.

My problem? An agent from the other side of the state did the BPO. I spoke with the agent, pointed out the mold in the attic, the flooded basement which is more of a crawl space, the lack of a heating system (ever), the septic issues, other issues related to the location, anything I could give him that would help him. We have a $100,000 difference apparently.

Friday I got the call from my contact in the short sale department. They are countering, $100,000 higher than the offer.

Perhaps it is because I have been busier than a one armed paper hanger…

Maybe the heat finally fried my brain…

Whatever the reason was, my response, after I finished laughing, went something like this.

orange man laughing“I do thank you for getting back to me in such a quick fashion, I know my seller has been dragging his feet lately. I appreciate all you have done for us. But… seriously, I am going to enjoy this enormously when this home becomes your property and you sell lower than what I am trying to get for you now, sometime next year or so. It will be interesting to see just how low it will go! Thank you again for all your hard work…..”

Boy did that feel good… really really good.

Just as I was hanging up the phone I heard him calling my name loudly… I put the receiver back to my ear and he said he would be ever so happy to dispute the findings of the BPO. Would I please just send him an email with a few comps to support my point of few.

I don’t know where it will go, but boy did it feel really really good to tell someone exactly what I thought about THEIR price!
